we have to remember we are paying for someone's knowledge as well as their time.
I just replaced 2 mortice locks & I euro barrel at the end of the tenancy, less than £100, because I could do it myself, but if I had to do for someone else I would add a £75 (Inc 1st half hour) call-out...

This issue also exists when a tenant doesn't clean the property or maintain the garden, so your seeking to use the deposit to pay for things that the tenant should have paid for before leaving, but that's considered OK it seems add the missed rent & your on a roller coaster...

I'm (against advice here) seeking compensation from the tenant for missing items, damaged items, the cost of cleaning & restoring the garden
The chocolate teapot agent, thinks we should not bother as all items would be worth nothing when paying fair wear and tear rules, the tds guide...

I've just had the carpet guy around, knowing we had let the property out, he said the guarantee wouldn't apply ??? - commercial use clause...
Our carpet survived 22 years, 15 as rented, the stairs are starting to wear, but other than the last tenants leaving massive stains...

It would have been polite to tell you from the outset, it may have been a factor in your choice.
You could get & run an oil fired electric heater, far lower risk, you could run it on a timer for when you wake up & fulfill the towel drying feature you are now lacking.

Between tenants previously, I would always get the tax bill, then a letter cancelling it, the voids always being less than a month.
The council use to run a 100% discount for a month, this reduced to 14 days it seems, but its unclear if the 50% reduction for upto 12 weeks is still in place...

oh & only kept for a reasonable time (30 days), not distribute it or pass to anyone (Inc police) without good reason

if a camera is used for security purposes only & is limited to view/record solely within the boundary & the lodgers are consulted without pressing them to agree, it can be.
Use it to check up on others, view it without a need to, view people/property outside your boundry or do it...

Council tax during void period - any discount schemes in place (Milton Keynes), will have to repair some ceilings, get a very deep clean, replace ruined carpets & repaint over everywhere after overzealous tenant has dabbed every wall with a different paint & coated matt paint on lots of white...

The claim is for compensation, its easier to justify with an invoice, but the adjudicator will accept estimates, quotes etc.
I had to call out an emergency plumber, had to pay for an asbestos check, £500 excess, to remove & repair a ceiling to access pipes , repaint stained walls/ceiling...
