I think the freeholder can be made to.contribute after an rtm process but this situation is different.

There are times when you ne ed a plumber so badly you have to accept the extra cost of the expensive ones. The cheap honest ones are often too busy to help so its best not to annoy any tradesmen even the rascals.

Check that you have extractor fans in the bathroom and kitchen and some buildings with cold walls or ceilings need high level vents in other rooms.

I long ago learnt to trust in rubber gloves and have unblocked plugholes drains gullys and sewers. Where theres muck theres brass as they say. In the above case i would leave a plunger behind.
most tenants take the hint if you turn up in a collar and tie to unblock a plughole!

A lot of tenants have practical skills that are going to waste while they are renting. I remember when right to buy council houses started under mrs t. There was a blossoming of colour on the front doors of council houses as the new owners showed their stuff.

I would give some tenants a 5% discount but there were rules stopping that working as a deposit.

As I would like to sell some btl properties it would be nice to have some incentives to sell to tenants. How about a cgt break?

I use a long wire hook to get hair out of bath or sink drains. Showers often have top serviceable plugholes.
silicon Seal always goes black so I would call it fair wear and tear. I would not trust a tenant to cut it out and replace it without making a leak.

Maddening spellcheck
How do you turn it off .. It corrected firedoors to fireflies. Wire became wife and hook became book!

The need for certification seems to stop us replacing hopelessly dangerous plastic doors with much better solid firedoors that may not be perfectly fitted!

Speak to the directors it may be the original lease term is not relevant if you are going to be a shareholder of the freehold.

In my experience most flats leak on to other flats. I would replace the bath trap myself to be sure it was done right and make sure I had a service valve on the toilet cistern as they often leak.

Who owns the freehold? Is it a company owned by the leaseholders?

Ideally every tap or valve would have a service valve and it would have a handle not just a slot for a screwdriver.
but a lot of residents would not have the practical skills to turn it off.
