Thanks jpkeates, that makes sense. I totally understand the whole betterment calcs, just wasn’t sure about missing items, rather than those damaged. I have asked our solicitor, but got an Out of office, so just being impatient!!!
Something is better than nothing I guess, just think they...

The same way a tenant would be responsible for damaged items!!!! Check-in v Check-out inventory obviously! How would you usually claim against a tenants deposit! Who else would remove the curtains and blinds!!!
my question was regarding fair wear and tear, not whether the tenant removed...

Inventory items removed by tenants. Not sure the police would be interested to be honest. Included in dilapidation claim, along with damaged items. Solicitors dealing.

When making dilapidation claims, should a reduction for ‘fair wear and tear’ be made against items that were removed (stolen?!) by the tenant that vacated?
