  • I'm looking for one, but so far I couldn't find one like this. Its difficult to get advice here, even the University just refer you to a lawyer, which I expect would be very expensive. I guess the question is more of a moral one about leaving without paying my final month of rent and suggesting landlord...

  • Renting in US - ending tenancy early

    I normally post on here as a landlord but I am in a situation now where I am renting a room in the US while on a study exchange for just under a year, I went back to studying as a mature student. I currently rent out my home in the UK.

    I think needing to get permission to have guests stay over is maybe a bit controlling, I've personally not had such a requirement when I was a live-in landlady. I have encountered worse however. I viewed a place once as a student where the landlady informed me while viewing that no guests were allowed...

  • As I have advised you need to contact your local authority, they will set out the standards required of bedsits and HMOs in general, they will likely have the relevant documentation online....

  • What you describe sounds like a HMO without adequate cooking facilities. Just putting a microwave and kettle in a bedroom does not make it a bedsit. I can think of a lot of issues with what you have outlined, fire safety being just one.

    Your friend would need to contact their local authority...

    I have a tenant in a 4 bed HMO whose rent is overdue. Their rent was due on 24th and they have been in the property since September 2019. They have a 6 month AST with a 2 month break clause and rolling monthly thereafter with one months notice then required. The other tenants have been there much longer...

    In your situation I would have provided the lodger with an oil radiator, these are fairly economical and safe to leave on overnight. Your lodger would then have been happy and you would have continued to have rent coming in. The lodger must have felt quite uncomfortable to have just left, presumably...
