Yes, they have been in the UK at least 1.5 years but no secure job, seemingly not much savings, moving around a lot in recent months. Their English isn't great, which I think is likely a bit of a barrier with regards to getting work. The last lodger moved to the UK from an EU country for better pay...

I have moved on, holding deposit returned, asked them not to send me any more messages, they seem to have stopped. Now advertising again.
Interestingly their landlord just posted a room advert on facebook, but its for one of the smaller rooms in the house available immediately at just £30 pcm...

In your case it could have just been timing. I buy good appliances also, they last so its cost effective for me, I don't think some even notice these things though. I have been renting out refurbished rooms with very competitive rents and had good long term residents but things have been changing since...

I am seeing this a lot at the moment, rooms in houses not as nice as mine being rented out for up to £100 pcm month more. Also flats and houses advertised at extortionate prices, there has been a facebook discussion going on in my area over the past few days in response to some recent adverts. This...

I think the current landlord wants this one out asap. He informed me she was sharing a room and the other person needed to leave, after just 2 months. He has informed me also he has a new couple moving in on 30th. If she was a good tenant then I would have expected the current landlord to have allowed...

Hi, DPT57 I am very aware of what you say above. I hence give lodgers all of the documents that I give tenants and I protect deposits with the DPS and give lodgers the prescribed information. The only difference is the type of agreement, although I am aware that when I move the lodgers become tenants...

I now have a case of deja vu. This person is pleading with me to change my mind, making me feel bad. This happened to me with a prior lodger, who I ended up giving notice to after a few months due to their behaviours, I told them no after he tried to negotiate rent, which was already low for the area,...

I have informed them I am no longer comfortable with going ahead with this and am withdrawing the offer of the room rental. No agreement was signed, I do that on the moving in day.
They have a week to find somewhere else, and there are many rooms available immediately currently. Their current...

New Lodger putting back moving date
I was due to have a new lodger move in this week. To be honest I felt I made a mistake offering them the room after I said they could have it. My gut feeling just tells me I could have problems with this one. They have come across a little pushy and fussy in emails since and there have been past affordability...

Yesterday I received a bill for £10.57 from one of the smaller electricity and gas suppliers I switched from in November 2019!. It gave me 7 days to pay. I just paid given its a small amount and didn't want my credit record affected for such a small amount, but in this case I think I may have been...

This is concerning. I know people who have been on treatment for mental health for years! A friend of mine had to wait several months to get NHS counselling and has been on medication for a while. They have been out of work for a few years now. Another friend got ill after being bullied out of a job,...

If they have died and had a will you may find it via the link below

I have been reluctant to do anything that might worsen the situation in respect of any hostility towards my tenants, and as there has been a death in the family at this neighbouring property. From what I have seen and heard today it seems there is some work going on inside the property and so its likely...

Perhaps look at the agent's website and listings and you may see them promoting the scheme....

After the above the next incident had been a bin bag being thrown over from next door, this was just taken out with the rubbish and nothing said and there hasn't been anything directed at my property/ tenants after. The state of the exterior of the neighbouring property has declined significantly over...

I saw one of these deposit replacement schemes advertised on Facebook recently, had not heard of them before, the below page gives an overview. It states that the provider pays the landlord and then the provider claims back from tenants. Note the mention of commission paid to agents.
