Is it an HMO

House has been let to 4 tenants on an AST. They are a couple, plus two single friends. Does this mean it should be an HMO and should not have been let on a AST basis? Your feedback would be much appreciated. TIA.

With regards to council tax strikes me as unfair that when my single tenant is in residence she gets a 25% discount, but when it’s empty I have to pay the full whack. Doesn’t seem right somehow.

Letting agents often get it wrong. I remember specifically asking if a prospective property had electric heating, which we didn’t want, and was told no it’s oil so we booked a viewing . We searched high and low for the oil tank and even thought it may be buried in the garden but no it was electric...
