    Regarding the defective agreement I assume I would have to wait the five months before requesting amendment...

    Having looked at the agreement it is there and states "to begin arrears recovery proceedings against an individual owner where the unpaid expenditure of the client exceeds the service charges held on account".

  • New managing agent not chasing Service Charge arrears

    Hi all,

    Who is ultimately responsible for the chasing of Service Charge arrears, the RMC directors or the managing agent that they appointed?

    It appears via the online portal that several leaseholders have not paid any payments since the change of managing agent.

    I would agree with the above, my own experience is a ground rent of £350 on a purchase price of £63,000 doubling after 21, 46 and 71 years on a 125 lease.

    The things you should be concerned of is the current Service Charge, who currently manages the property, value of any Reserve fund...

    Why even suggest this option of removing him as a director when surely he is out voted in the decision making process.

    Will it not antagonise him more being cast aside when really there is no need for this option.

    I haven't seen that he is continually calling meetings....
