Well they have served the notice but have said I can make an offer to tenant by letter and without prejudice, it's up to me. I just wondered if it would give me a better chance of a vacant property.

No contact with T since notice served. I'm in two minds whether to write or not. Would it be best to just wait and see? Should I send a rent reminder as we are now 3 months behind? Would the offer of waiving rent make any difference to whether T leaves on time? Thanks for any experience...

Hi all,
notice is now served !
My next task is to try to ensure T leaves on the requested date.
T is currently 2.3k behind on rent, which will rise to approx 3.5k by the eviction date.
I am looking to make a deal with T to ensure they leave on this date.

I have a couple more questions!
1. With a section 8 , it looks like I can specify a 2 week notice period, instead of 2 months. My T is now over 2 months in arrears. Is there an advantage to using s8? Does s8 not require copies of the above mentioned documents?

That's good news if correct jk0 I am just a bit peeved at the thought of trying to arrange a new EPC with an un cooperative tenant . I will see what L.A say in the next day or two. Cheers.

Sorry to jump in but I will be serving a S21 in the same situation as you, long term tenant who is behind on rent, where I am sure I left tenant a copy of valid EPC in 2015 but obviously cannot prove it. Now it has just expired and it looks like I may have to have a new one done in order to prove that...

Regarding the EPC it wouldn't be a massive problem if I could just print and send it again, but it's expired 2 weeks ago so it means I would have to arrange a visit from somebody to do a new one and when you have a T like mine that isn't easy. Especially when she knows a s21 is coming, she won't even...

JP cheers . I will do as you say. I hoped LA may know a little more detail than the local solicitor. We will find out soon. I just feel it's crazy that I must provide all these documents to the tenant and prove somehow that they have received them. I understand the gas safety , which I have always left...

Have not given any fixed term since July 2015.

Hi all
Ive waited for solicitors advice , they have said due to 2018 deregulation act that I need to comply with all the requirements , whether the tenancy started before Oct 2015 or not ( the flow chart suggested I didn't have to).
The solicitor advise I need to get a new EPC and also copies...
