In the past I believed in flexibility. Now, from experience, I agree with Andrew. Not happened very often. Trying to accommodate everyone is rarely possible. The lease, the lease and nothing but the lease.

Charging service charge differently to the lease is not a good sign.
it is being assumed that property will not change hands. Newcomers could think.differently. People can fall out.
In my experience flexibility leads to disaster. A lease should be followed correctly.

In my experience it is better to get everything in place that you require before buying. Leasehold can be a nightmare. As much as possible you need clarity.

I believe in always having a competent property manager, most are. Seen too many volunteers working without thanks and even hassled.
With a P.M everyone must contribute to the running of the place.
I am not advertising but don't know why people put up with the demands.

My understanding is that, if it's an emergency, s20 can be dispensed with.
Are there other flats that could be directly affected if it worsens ? Is so I suggest involving them.

Yes, I now realise why you are so concerned. After decades of experience I would be ! Sorry if I was patronising, not meant.
You have to cope with a serious problem without risking a lot of money or spoiling relationships with the Freeholder.

I mean this to be helpful, not patronising. In your first sentence you explain that it is your first property and only a few months in. It is a big investment for you and understandably you are concerned. I won't repeat the previous excellent advice given.
