I stress to every tenant do not put cooking oil down kitchen sink it causes fat bergs. Clean out yr long hair and gunk from shower waste trap. Don t allow plastic lids to go down the trap and block it. Don t put wet wipes, or allegedly flushable wipes down bog because they aren t really flushable whatever...

The more you give them the more demands you will receive as they will perceive it as weakness in you not fairness but I m sure you know that. It seems to me they re looking for reasons to justify non payment of rent. Their “advisor” could be a mate.

I would say you are tenants primarily because the house deeds are in your father-in-laws name. If say there was a declaration of trust that said you have a 90% interest or any interest in the property then you could argue you are an owner. The fact that the utilities are not separated does nt manner in its designation of contract. It can still be an AST . The question is does the person in the annex share any vital facilities such as bathroom or kitchen with your mum. If so it’s a lodgers agreement. If not it’s probably an AST....

I think it’s almost certainly an AST. The only other contract it might be is a non-assured tenancy agreement but I don t think this applies to annexes. If it was accommodation in a single house and your mother was resident in another flat in the house it would be a non-assured t.a. Which has not...
