Is he working? Do you have any realistic chance of getting any money? How much extra is it going to cost in solicitors court fees from here forwards?...

The pessimism is justified by the reality. Once the solicitor applied to the courts I didn't expect to have to wait 12 weeks to get a review date then another 10 weeks for an attended hearing so I think they are a long way from catching up.

S8 served July
Solicitor applied to court in October.
Beginning December was given a review date of 12th Jan
Las week was advised of attended court date of 23rd March - bit nervous about this as I have to attend but at least solicitor will be with me.

I have been following a post on another website about changing percentages held on a property for CGT reasons as we want to do similar with ours when we sell. A Chartered Tax Adviser has said that if you make a change with the primary motive being tax then it comes within the scope of anti-avoidance....

Me too, mine did go back to Romania but have let their mates stay there instead. I would love to get a CCJ against them just to make life difficult in future but no point as they aren't in the country anymore....

I have a problem too. Tenants moved many months ago. Various people have been living there since but at the moment it appears to be empty (they disappeared for 5 weeks last year then reappeared). Agent has written to request access but no response. If we have to get their permission I know it won't...

Took nearly three months to get a review date then another 10 weeks for an attended hearing (which is end of March). Who knows how long after that.

It seems like you will be paying rent on two properties for a period anyway. Why not move into your new place then give notice and hand the keys back when you move out of your current property. Then you won't have to see her again.

Yes any business needs a contingency but at any point it can close down if things get too bad. Landlords are not able to do that. My case is a prime example, I need to get the occupiers out urgently but I can't. I have also run a business, it was very easy to close down at a time of my choosing when...

Update. My insurance broker has confirmed that nobody will cover malicious damage for illegal occupiers. So in less than two weeks if the people living there set light to the place I am uninsured....

Well I have just spoken to my agent. He says if I need one done quickly he can arrange it nearer the time. However he is not sure whether the electrician will take one look at the lack of hygiene and do a runner, if he does neither I or the agent could blame him. And I'm not at all happy as they will...

I think I'm going to chance not doing it. Once the people living there are evicted we're selling. Hoping as we are owed more than 6 months rent the bailiffs might get them out before then. My agent has seen the state of the property and said he would not be happy going in there for H&S reason...
