I had two tenants who were large and could not fit into bath individually. Without my consent they fitted a portable shower in an unused bedroom. When they moved out they failed to cap off copper tails, and I had two indoor fountains-the good old days. Fat buzzards.

I do not think you can divide the rent two ways, unless you give a portion of the property to your wife. You cannot do this on the cheap .Good solicitors will advise for free but will charge for preparation of legal instruments that may ensue.

Arrears do not have real significance until they equate to two months .I do not think it would b worth chasing a weeks arrears ,except through the DPS route.

It is quire acceptable to expand the supply of money in harmony with expanding economic activity, but if the expansion of money is too quick inflation is likely.. However the principal cause of inflation is increasing commodity prices(gas ,fertilisers, grain) and an expanding money supply accommodates...

Why offer her any money? This seems to be evidence that the landlord has erred in some way. By not informing the agency the person is acting to defraud the state ,and condoning malpractice.

Generally people who are in modest occupations seek a secure base ,whereas more ambitious people move to find a better job .There may be some issue such as noise, nuisance or neighbours causing dissatisfaction..

You need to revise rents regularly. Far better to seek small increments of 5pc or so rather than 10-15pc if too far below market value.

It might have been better to get tenant out ,redecorate and then advertise for sale. Did you want to collect rent up to the exchange of contracts?

If the dogs went to the father it would double the properties given the ban on dogs even in many council properties. How ironic that in the near future an eviction will be impossible unless the woman runs up arrears. Basically the PRS is totally unsuitable for the old and vulnerable.

The problem here is that the woman was not vulnerable and thus chose the private option. She is now in the wrong sector ,and the landlord is not trained to address such problems.

The dogs will be an impediment. Her husband could find work in an area where housing is more abundant ....

How about seeking a rented property ,in the private sector, which meets her needs? I imagine councils rarely have adapted housing available due to the Conservatives policy on housing and funding of local government by that nice man George, the nice man Philip, and the pin -up boy from South Ken.
