Passing it on
I'm about to make a will and would like to check my assumptions are correct. Beneficiaries are OH (we're married) and DD. Some BTLs are in my sole ownership, others are joint tenants with OH. There is a large CGT liability on all of them if I were to sell. DD is an adult but IMO a bit too young for...

Perhaps we will learn to insulate ourselves just as we did before CH became common. Without going to a specialist shop it's just about impossible to find warm clothes, particularly women's fashion. Many of us are dreading the price rises but it might delay global warming by a few days.

Please let us know the outcome. Personally I think it will be hard to prove the LL rather than T (or more likely both) is at fault. There is also an assumption that EH is correct but this is not always the case and the cause may be disputed by a different expert.

If it isn't leaking why are you spending thousands getting it reroofed?

Is she worried about safety? Perhaps explain the difference between blue and white asbestos?

Perhaps you could point out his income comes from UC so actually increased rather than decreased during the pandemic.

I wonder if he has other problems such as money, health or relationship issues? It's hard to be sympathetic given his attitude but if it's out of character for him perhaps there's a reason. Anyone demanding a 26% rise with an ultimatum but no justification has to be slightly puddled (or in a railway...

Though if they're British Gas even though they have the smart meter reading showing you have used to next to nothing they will still charge for the same amount the previous tenant used....

And one more thing to consider if you are swapping properties is CGT and stamp duty as the property is outside his estate. Have you paid IHT on it?

The contents of a bare trust belong solely to the beneficiary and as such cannot form part of your father's estate, he was just looking after it until they came of age. Assuming the bare trust is legally watertight I believe you can register it at LR in their names now they are 18 and the kids then...

Have you asked them what they want for proof? Invoice? He might have done it himself. Picture of dry ceiling, dry pipes or shower? Presumably all they know is 'it's a shower' as they weren't involved with it so a picture of any pipes or shower may do. If it's behind a wall or under the shower it may...

And then sack the LA. Unless the story has got confused they don't know what they're doing either.

Something else to consider is how the dispute resolution works. They may determine flooring should last z years but yours has already lasted 5 x z therefore no residual value and nothing to pay.
I'm not sure how you could carpet over it without damaging it, something will either have to be stuck...

So do you want stay or just get some money out of him? If it's the latter it might be best to do that when you've moved out and can't be intimidated. If you want to stay (not sure I would) Google nearlylegal s21to see if he's complied with all the paperwork, it sounds as though the S21 won't stand up...

Nothing will give you 100%protection. I think the guarantor is a red herring - if you feel you need one you have the wrong T, and I'm sure you'll do a better job at T selection than LA. I wouldn't lose the chance to grill them while you show them the property. For what it's worth I'm staying in for...

The sort of LL who will accept a T he has never seen and who hasn't viewed the property is probably you don't want either.
