  • If any lender does not want to predjudice its ability to gain possession - can one assume that all 'mortgages' will have the subletting restriction clause ... the above scenario you describe above, in my mind is subletting.

  • I've always advertised and managed my own prpoerties, but looking into the future I have been pondering easier ways to let out, and what agents might offer. From what you advise - where Property owners mortgage terms restrict subletting these 'services' are not an option.

  • I'm aware of 'Guaranteed Rent' services provided by managing agents - so the agent would not be able to hold an AST and sublet to provide this service, where the owners mortgage stipulates 'no subletting'.

    On a side note, how does Rent to Rent work in this environment....

    I presume during conveyancing, the Solicitor acting for you would gather a sizeable bundle of documents, is there any merit in requesting the bundle be forwarded to you.
    I understand certain documents will go to the lender (such as deeds) - bit that would still leave - I assume a sizeable quantity...
