I never like these mutually beneficial arrangements, they tend to start off very well meaning then run into all sorts of problems, i like to keep things very formal and very separate.

As said look at the NRLA for training before you part with one penny - In terms of negative comments on the forum, i would look at them as constructive, they are pointing out what the issues are right now, in the last few years the PRS has changed beyond recognition and there are many LL's out there...

As said on the first comment, a responsible and sensible LL will ask the tenants to keep an eye on the neighbours for situations just like this, leave it alone, he or she has made their position clear, if they have a land dispute later then it's their problem not yours, you sound like a good tenant...

Totally agree with the above, if you strip away the various arguments about who entered which contract and if they could..... you end up with a Virgin employee not using sufficient care when drilling a hole in a wall.......and there we are, they should be doing the right thing and getting it sorted,...

To be honest i cannot see how you will determine that from a phone call. I am super careful on who gets into my properties, up to now I have been fine, but i am not so confident that i feel i will not make a mistake...... i absolutely could do.
My job gives me an insight into peoples personalities...

Do this right now, contact a solicitor who works in the arena, the advice on this forum is good but your case needs direct action to be taken now....

The reporter maybe your best bet...... if only logic dictated what the council did, i have been to a number of cannabis farms at the homes of social housing tenants and guess what ? They did not lose their tenancy !!! I struggle to think of what you have to do, to be evicted....

We will have to agree to disagree on that one i am afraid..... in my somewhat limited experienceif you move said moron onto another beat or even division then your neighburhood teams problems go elsewhere....... and one of your headaches goes away.

The mention of the Police attending all the time is a good thing, contact the local neighborhood PC or PCSO and get a list of all the Fwin's and crimes that are noted at the address, they can give you this if no details are noted. This is powerful evidence in itself. The local neighborhood officers...

The criminal justice system is an admin function, far too removed to offer any hope of ' Justice' for victims....

Take note of the above...... i can assure you that going down any kind of legal/police route could knock thousands off the value of the property and make it very difficult to sell, think very carefully about this. The tenant can take action but you cannot get involved, the declaration when you sell...

It is sensible to stay in the property as you will be on your own and have zero chance of infecting anyone, it is a decent trip and with the work to do as well it may take you a few days depending on what you are planning on doing, things always take longer than you think.

I have had ' some ' dealings with this type of situation as part of my day job, i would not get your hopes up too much for a quick or even any solution to this. The tenant upstairs could simply be using their home as most of us would, jumping and skipping sounds like his or her daily exercise routine...

Unfortunately a lot of the public sector is like this, it encourages mediocrity and is a haven for those who could not make it in the private sector, i know this because i work in it and it is very frustrating.
I would chase the MP and the council again and ask where the reply is, the guy...

Given the current housing crisis if the council did leave that house empty for 2 years then i would be going to the papers with it and informing the housing dept what i am about to do, it would be a scandal to leave it empty.

Agree with above totally, after the notice period, and if she then goes out....... change the locks quickly and that is it, if she then kicks off call the Police.
The house is yours totally, she is a guest and you now want her gone, she has zero say in this and if she wanted more control...
