  • Excellent news. Do be prepared for repairs to take significantly longer than the PRS, in all seriousness well done on getting the tenancy x

  • I've just looked at the planning refusal letter. What cheeky rat bags.

They admit the land is yours but say you can't erect fence or garage because its a loss of open space. Yet their own words confirm you are the landowner - its your space!

Personally, I would put up a small...

  • Sadly, I trust very few workman. I always do thorough inspections of my own properties. I don't use agencies to manage my properties. I have seen too many examples of shoddy workmanship and massively inflated repair bills. My uncle was repeatedly billed for boiler repairs, several hundred pounds...

What an ignorant thing to say. Why should landlords allow people to get away with this?

Personally, I would go ahead with the hearing. You don't need your solicitor for this. Go with your proof of unpaid rent etc and get an order to include the costs.

    Even if this tenant...

    Shelly24,

It is not for you to contact Taylor Wimpey. Their obligation is to the housing association, not you. By contacting them, you are muddying the water. My gut feeling is that is a standard tenancy agreement which should have been altered.

My niece lives in a HA property...

You can do a moneyclaim on line. Don't worry about the eviction for the moment - nothing you can do, but a moneyclaim online is very different I understand. Not done it myself. Have threatened previously and the Letter before action (part of the protocol) did the trick.

Exactly. I am moaning about my situation, but I am one of the lucky landlords!

I hope your tenants do the right thing. If they are entitled to any help with the rent, you can ask for rent payments to be made directly to you after 8 weeks rent unpaid....

I don't think it will make it harder on the tenants in receipt of benefits. It will waste a lot of peoples time, but hopefully it will give many tenants who are in receipt of benefits and are actually decent tenants, a better chance.

In the SE, it is quite common for tenants to be in receipt...

I had to provide a Corona Virus Impact Notice for the Court. The required Notice was only about the impact on the Tenants and their family, no information required for the impact on Landlord!

Our Government don't give a hoot on the impact of Covid on the Landlord. On the whole, I consider...

Thanks. My thoughts are to serve a letter stating the Act and hope it inspires them to vacate my house....

    jpkeates,

Absolutely. I'm just disappointed that they could stoop so low. I think their next card is to go down the mental health route as well. Apparently, I have caused the wife immense stress by serving notice and therefore I am responsible for the deterioration of her MH.

    Mesne Rent

Does anyone know the law on Mesne Rent. My recollection is double rent can be charged - grateful if anyone is able to quote the law on this.

    Many thanks

    Just a moan :-(

Eviction notice served on tenants 8 months ago. Tenants ideally should have gone by beginning of March but told me they had a place to move to at the end of March. Just had a phone call from Environmental Health - apparently they have been contacted by tenants with a list of faults and to include...
