  • I have noticed over the years that if a tenant asks you if you would do something (or if they can do something) and you say NO. They will leave.
    Your tenants may be "House Proud" and I would replace the carpet. Better to have a tenant than they leave and you have a couple of months...

    Are "retained" deposits Taxable.

    We were selling a Commercial Property. The Developer paid a £10,000 (non refundable) Deposit while they did ground surveys etc prior to signing the full contract.
    A week before they were due to sign the contract to buy, they went into Administration. Obviously the deposit was kept by our Solicitor....

  • With respect, in the lease you provided doses it have words like "This lease is outside the 1950's Act" (cant remember the exact date)
    If the lease does not have this clause in it you may find that some of the terms you have put in can be totally disregarded.
