1. Ask to see checks made by the agent. (I would not accept a tenant without seeing full checks and making my own enquiries.)
2. Is the tenant the person who applied to the agent one has to ask? I would make a 'clumsy enquiry' by knocking the door on some pretext and or stake out the property...

I've set this out below for those interested. I can imagine we will be in for an extended AGM while the director half puts their case written for them by their partner and no doubt verbally backed up as well.

I was told that the secretary advises the directors and so is in charge/responsible.
In this particular case the director in question is calling themselves 'a senior director'. I could find no cause for that apart from self aggrandissment

Thanks eagle2 but other sites say that no reason has to be given for dismissal let alone allow more comms with this person. Our articles of association date from way before email so I will go with Royal Mail signed for....

Removing a director from the board
4 flats each with equal shares of the freehold manage themselves. There are 3 directors. The secretary has just resigned.
A long standing benign director seems to have become under the control of their partner who is a troublemaker and is writing to the others from the director's email...

This and your other question are very area specific. Why don't you ask the particular local authority - most offer pre-application advice these days for a small fee?
In my area another 'localism' is that no HMO shall be within 100 metres of an existing one.

I would not trust any evicted tenant to move out on time. Keep the court bailiff just in case.
