    ok - I had a surveyor down recently who told me my BTL needs attention to guttering and new fasicas as they are in need of sorting out - had a roofer quote me but also told me the tiles needed replacing on roof as they are missing in areas and letting in water , i know this to be true as I looked at...

    this has now gone from bad to worse - they said we didnt need BDGs regulations for the re tile now I am aware that we do !! on chosing tiles he said oh yes we need BDGs regulations so i have applied for it on line and was about to pay the fee - hes now messaged me to say as we are involving BDGs regulations...

    Hope you took the actual purchaser price as your baseline (how much you paid) and not the market price....

    No, but as with all self assessment be prepare to justify your numbers. If audited and if you cannot, the penalties can be eye watering (and you will remain on the radar afterwards)....

    Rough was what was required Andrew thanks, one follow up question If I may, when I claim the prr on the self assessment do I need to provide physical copy of utility Bill's,council tax, electoral register etc as proof that I did live there prior to it being a btl, i should say it was a right to buy...

    Dont forget to have the place you have lived in valued on the day you move out by 2 estate agents as you need a valuation when it changed from being your main residence to be able to work out your CGT when you eventually sell it.
