    Halibop,

    If both of your properties are registered at Land Registry in H and W names as joint tenants and you are only re-mortgaging , there is no change to the property title and therefore no SDLT to pay.

    You have one separate Declaration of Trust ( DOT) to change the share the rental income to 1%/99% ( H/W) and this serves to minimise your tax bill .

    To revert to 50% /50% rental income situation, you only need to terminate the DOT which does not affect the registration at Land Registry.

    My guess is no SDLT to pay but you should check with LR and HMRC .
