    Landlord income Tax? -who's responsible for paying the income tax?

    The landlord doesn't have to be the owner of the property necessarily does he ?

    If a property is rented out, then this is a form of rental income, so it has to be declared to HMRC.

    If the landlord is not the owner of the property, then who is responsible for paying the tax ? the landlord ? or the owner of the property?

    and if the landlord is not the owner of the property then who else can the landlord be?
    an agent?
    a friend?
    an accountant ?

    and how do HMRC contact the landlord if they need to, for tax to the property?

    This is UK and the owner of the property is called the landlord. The landlord is NOT any friend, any agent or any accountant. The UK tax rules requires the Landlord to submit an annual tax return to HMRC but he can appoint an accountant to do this for him..

    The person paying rent to the landlord is called the tenant .

      Thanks. From the Uk, just after info.

      If you appoint an accountant to do the HMRC tax return, whose name is on the tax return? the accountant? or the landlord?

      ie if the accountant does the tax return, then whose name is is technically declaring the tax income? the landlord? or the accountant?

        The tax return is always addressed in the name of the "tax payer" i.e the one who is legally obliged to declare his/her annual inome for the year ending 5th April and sign the tax return.

        There is a space inside the Tax Return to name the tax advisor ( accountant firm & address ) - who usually enters the income and expenses claimed on the tax return and asks the tax payer to sign before posting off to tax office.
