    VAT receipt for carpet?

    Hi,

    I have 1 property which I let privately (e.g. not as a registered company). I recently bought a carpet for the property and the vendor did not provide a VAT receipt.

    My question is, do I need a valid VAT receipt to be able to claim this expense back?

    If it is relevant to responding, this is an unfurnished let property. The carpet was replaced due to wear and tear on the previous carpet.

      No, you just need a receipt.







      ((Assuming - and you won't have - that you haven't opted to tax ('VAT') the property.))

        You don't actually need a receipt as such if you have some other means of proving payment should HMRC require proof.....e.g. a bank statement.

          True. Actually, as it's self assessment, you don't actually need ANYTHING at all, just to say so. However HMRC might not believe you. A receipt is definitely the best and easiest (although it doesn't stop them alleging that a receipt is fake etc. etc. if they really don't trust you).

            This is really helpful. My dad has changed the tenancy agreement and named me as landlord, so all payments are made to me. Therefore, all I need to do is declare all the income in the year as income and any payments to my dad, as expenses?

            It's legal.

            If you're named as the landlord on the tenancy agreements, your business is rent to rent.

            In your shoes I think I would be asking for a personal interview (maybe on Zoom these days) so you can find out exactly what they require. In my experience I have always found them reasonable and helpful and you can always ask for a supportive friend to also be present if you're nervous.
