    Claiming tools on expenses

    Hi
    Ive been doing a few very minor DIY jobs on the property I let. I bought a saw, electric screwdriver and bucket. Can I claim these on expenses?

    And will they be solely & exclusively for business? You'll have others for personal use?
    I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

        You may have to capitalise them and claim depreciation each year.

          Thanks guys. They were only about £30, so nothing really in the grand scheme of things. What Ive done/doing is building a little 'toolbox' solely for the rental property. This means if/when I get called around, I can just grab it and be fairly sure I have the tools needed for the job. Before, I would have to remember where I put my screwdriver and other bits which are scattered around my own house/shed.

            You should claim the cost of all tools as expense against rental income. You are not allowed to charge for your your own labour.

              Actually now is a wonderful time to be buying power tools for maintenance of investment properties becuse Dishy Rishy will allow a write off of 130% of the cost. It is pretty much too good to be true. An electic van likewise, provided brand spanking new although these are still awfully expensive and probably not necessary unless you have enough maintenance to do that you need transportation to get from one property to another.......... We have upgraded all of our power tools from mains / 110v to 18 & 36v battery equipment, We think its safer not to have wires dangling. It was very wierd to learn (operating as a Ltd Company) that due to the tax break we were allowed to write off 130% of the cost against profit.

                I think that 130% cost is only if your a company? (Rather than a private landlord)

                  A company can of course be "a private landlord", albeit that it is not a private individual. Yes you are right the super-deduction is available to companies only

                    1 - Yes, the company will have to buy the property and you will be selling it. So there's a CGT "event" for you and the business will pay SDLT. You need to think about structure if you're going to borrow to grow, most lenders will want one company per property and director's personal guarantees....

                    Thank you for your responses. Does anyone have any thought on these EIS schemes, are they as safe as an investment in a rental property?. at least with a rental property you (hopefully) get rent every month and also capital growth - any thoughts?

                    Whilst you can't offset the income from your rental, you can easily contribute from your salaried earnings.

                    So if your property profit is £12500 pre tax. Then make the same contribution through PAYE to your pension. It is just a case of moving money. If your only source of...

                    You can put his half in a bare trust. Do consider the possible consequences though. Your grandson won't be eligible for first time buyer incentives and will have to pay additional stamp duty if he buys his own home.
