    I don't believe you

    Recently a number of new members have seen fit to question the competence of those of us who have been here for years. Off the top of my head, I can think of these:

    This does annoy me. Rather than advice, these people just seem to want someone to argue with. Am I being oversensitive?

    At least some of those (like the first one) I see as genuine question-asking.

    Also we all talk cr_p sometimes - even the oldies. I know I do. Sometimes in ignorance, sometimes because I am trying to provoke, and sometimes because I'm
    in a bad mood.

    There are some genuinely big issues out there, and a forum may not be the best way to crystallise some of these problems.

    One thing that I think would help is to upgrade the mechanics of the forum. For example there is a facility to "thank" - but this is not actually used anywhere.

        Exactly.

        Those particular examples are perhaps not the worst, but I know the ones you mean JKO.

        They just want someone to tell them that what they are doing is right, even when it's clearly wrong.
        When told otherwise, and given the reasons why not, they don't like the answer.

        You get it on every forum,
        just explain why they are wrong a couple of times, then shake your head at the stupidity and leave them to get themselves into trouble.

          But there is an element of "care in the community" on some forums.
          I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

              Yes I did - and I thank you.

              But the point is that many successful forums use Ego as a motivator (get 300 thanks and get a little golden house next to your name, get 1000 and get a platinum house and a little hat on top). Here all we have is that anyone with 100 posts gets called a senior member. And some special people in the old-boys club get some kind of a star....

                  To be frank, I'd rather not be approved as a verified poster.
                  After posting for a short while, I was asked if I wanted to be flagged as such.
                  Being relatively new to the place, although prolix, I responded positively.

                  I don't think that helps the forum much.
                  I am in a minority on most issues, and, while that doesn't bother me much, it does mean that my views don't represent the forum as a collective.

                  I post using my real name, so I am happy to be associated with what I say, but it shouldn't really be endorsed.
                  Anyone visiting the forum should be free to be influenced by what they see; but the forum shouldn't endorse anyone.
                  When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
                  Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

                            Well that one about the driveway/access has come to pass exactly as he was warned and chose to ignore.

                            Police called out, tenant now stuck in middle of battle, escalating legal fees, possibility of neighbour claiming the unregistered land for himself, etc.
                            And, even with a solicitor telling him otherwise, he is still arguing here that his point of view is the only one that counts.

                            I was tempted to reply there pointing out that he had been warned about everything that is now happening, but the OP would probably see it as an attack rather than advice.

                              there's no bleeding I'm gonna listen to responses from landlords who want it to be so that this is our responsibility. FOH with that nonsense.
