    Tenant & husband were still unable to replace the rewirable fuse, so yesterday I called round to do it as a favour.

    They still intend to discard my working cooker and replace with one of their own. This would annoy me if they hadn't been there five years.

    Back home again, having replaced the shower and tap. I noticed the cooker didn't work at all, so I swapped the 30A fuses between that and the ring main, and guess what, the cooker works. I did not have fuse wire with me to repair it, so left it broken.

    I just rang to tell my tenant, and guess where she was? You guessed it, in Currys buying yet another cooker!

    I have suggested she talks to her husband before buying any more.

    To be fair, the reason I know about Curry's policy is trying to replace a fridge freezer that we bought as a replacement for a faulty unit and ordered one that didn't quite fit.
    Standard sizes being not as standard as we imagined.

    Persuaded the lady at customer services to find the manager to see if they'd accept it as a "manager's special - no packaging", so it cost me a bit, but not the total cost of the unit.

    Today I got another phone message from the shower woman:

    My cooker packed up, so they discarded it and bought another from Currys, but find the new one is too wide for the gap between the units. Can I help?

    Any thoughts?

    This week I got a call from a tenant who had tried to change her electric shower hose & handset. She told me that she couldn't get it to stop leaking.

    Investigating, I found that the old rubber washer had remained attached to the shower unit when she screwed on a new hose also containing a washer. The old rubber washer had been displaced by the screwing action and blocked the hole. This meant the water could not come out, so the safety valve blew.

    Perhaps I should give future tenants intelligence tests?

    When I renovated a particular flat, I noticed that none of the storage heaters were the ones that change their input in response to the weather. In view of this I arranged a central control with an exterior sensor.

    My tenant just complained that one of her lounge storage heaters doesn't get very warm.

    'What about the other one by the window?' I asked.

    'Oh that one is switched off', she said.

    Give me strength!

    Yesterday the repair man called. My tenant called me in the morning to say she had lost my previous cheque, so I suggested she pay the man, and I would reimburse her if she let me know what I owe. I haven't heard from her since. In fact she doesn't seem to be answering her phone. I think I might know why now, as I just received an emailed invoice from Siemens. It says:
    E18 [not draining]. On inspection found due to the drain pump blocked with foreign objects thus preventing water flow.
    Removed the objects and tested.
    Hmm. I can well afford to reimburse my tenant, but should I?

    I had a tenant complain that the storage heater in their bedroom was too hot.
    They just couldn't understand the concept of thermostats.
    At all.
    Not a clue - it was as if we were speaking a different language.

    Eventually, sent a handyman in to turn the thermostat to a lower setting - and got a lovely "sorted thanks" text from the tenant.

    a different tenant said they were suddenly not getting any hot water in the kitchen, thought there was a problem with the boiler. A) There is no boiler (just an immersion tank) B) They'd switched off the immersion before a long weekend away and presumably thought it'd switch back on by magic.

    These are 'bright' young professionals working in London on a fair whack, scary.

    The same tenant called me on Monday because her machine now won't spin. (It must spin a little bit or it wouldn't wash the clothes, surely?) I've just had a look at the instructions, and it suggests that the spin speed may be set too low. I've left a message to that effect for my tenant.

    My friend reckons I should buy the simplest machine possible for my tenants. I'm beginning to think he is right.
