                For most of my tenancies, I don’t take a deposit. I have also given despots back when tenants have paid.......
                Bloody despots: Coming over hear, making us give 'em back.... grrrr....
                I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

                            Sadly this is good advice:

                            Most of the tenants usually take the photographs when move in and if the check out tells different story then definitely landlord is wasting his time although no harm in trying luck.
