You dont have a right to bring it back to the state before renting, only to what the state would be after 4 years
Isn't this rather a circular argument? Tenants routinely trashing flats in 4 years, means adjudicator assigns no value to any repairs needed after a 4 year tenancy?

My Landlord (who has been given a Civil warning letter for harassment and breach of peaceful enjoyment etc) is knocking down my rented house for a new build.
I doubt the letter was very civil.

Definitely landlord's fault for not fitting a large bore toilet?
Our main toilet blocked and started filling with water not long back. We tried pouring down hot water and detergent with no joy, then some chemical unblocker which did nothing. In our tenant handbook it specifically says we're not allowed to use a plunger on the toilet and we can be charged if anything

HMOs are high risk for rouge landlords.
I keep reading about them here, but have never met one.

I think that rouge landlords are the one's with tennants.
When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

Rouge landlords don't pay their bills, they're always in the red.

I already contacted Landlord in action for sending them sec21 or if I can other section notices.
I hope there's not a hyphen between 'in' & 'action'.

The cat is just a normal tabby that doesn't shed and even if she does there wasn't any fur in the carpet.
there's nothing in the tenancy agreement stipulating length of the grass

A price worth paying as far as I am concerned. Anyone for a chorus of "There'll be Project Fear over the whilte cliffs of Dover"? Though come to think of it anyone afraid of being without chestnuts has a very empty life!

Harvest is something like September to November - maybe they'll all be through the queues by Christmas but priority is likely to still be given to medicines and fresh food. Perhaps our incompetent government will have got some extra ferry contracts then, perhaps not. Of course the pound would drop again...

well according to the iindependent "Considering that chestnuts have now become so enshrined in our Christmas tradition, it's surprising that few, if in fact any, of those bought in the UK are home-grown. Most come from Europe, especially Portugal and France. " It takes 3-5 years for a chestnut...

It's not possible because no one was interested in following the "Norway model".
For brexiteers it left the UK worse off than now, because Norway doesn't negotiate it's own international deals.
For remainers it's worse than remaining, with all of the costs and none of the benefits...

So I rest my case - it was possible but it was not done because there is no will to do it. If we had really been intending to leave this would not have been an issue. It has been made an issue to ensure we stay in the EU. If the EU had agreed to talk trade over the 2 years then everything could have...

"within as little as two years" says someone who doesn't have to do it - from the article linked.
                                  We have 11 days.

Norway is in the Single Market - it abides by all EU customs regulations (without having a say in them, beyond "consultation").

The border need not be a problem. It is a problem because there is no will to make it not a problem. Norway and Sweden manage it. 1,600km and 80 crossings...

But this is exactly what the DUP, who hold the power, do not want to happen. Because, then NI would be different from the rest of the Uk, and it would look like a united Ireland....
