Instruct they fix, particularly air bricks. If they won't, evite.
Is that a euphemism for an emailed S21 notice?

Hi, can I ask which no win no fee lawyer you used? I'm in a similar situation to the OP and I'm struggling with finding a reputable lawyer who deals with these types of cases.
That would be an oxymoron, wouldn't it?

Problem is a lot of it's wrong/outdated information.

For instance anything criticising Donald Trump is obviously false.
          All hail to his Trumpness

The replacement cost should be adjusted for the expected lifetime. The fridge wasn't new when you moved out, so the drawer had depreciated prior to it being damaged. About half the cost of the replacement might be fair.
I'm just imagining JPK's car being pranged while parked. JPK only asks for half the repair cost, as his car was a few years old when it was hit?

Did you sin a new tenancy?

My tenant told me he found a half eaten protein bar and he thinks it was a mouse.
Half a protein bar for one mouse? Must be a tough little bugger.

We're gonna need a bigger mousetrap.

I've discovered that in 1981 planning was granted on our property for a double garage and rooms in the attic

Also I need to inform tenants of the information I hold about them, such as right to rent and contact details.
Wouldn't they already know that, FFS?

Well if it's upfront then you should be able to see what it is.

It turns out the pipes are steal and have rusted through.
Couldn't be that someone stole them?

Ask the agent what the tenant is disputing.
You may choose to agree with the tenant.
You might as well. The adjudicator certainly will.

I bet you guys know what I mean by pilot error.

It's when your tenant calls you out saying something is faulty when they don't know how to use it. Today the lady who couldn't open her Washer Dryer a couple of months ago called to tell me that the heater in her spare room wasn't working....

Just been over to my friend's, as he asked for more water softener salt. I went in the bathroom to wash my hands and noticed the tap was loose. 'Why didn't you tell me your tap was broken?' I said.

'Oh, I didn't want to bother you'.

What's wrong is that there is absolutely zero evidence that the killer did anything at all because of Brexit.

Jo Cox was killed while campaining during the referendum, but there's nothing to suggest that the murder was anything other than an act of terror.

There really is an extreme level of determination (or cognitive dissonance) involved in refusing to accept that the murder of Jo Cox was influenced by Brexit.
It is the opposite of 'common sense' to refuse to see this.

I really don't see why anyone would just accept this, since it...
