Rental property has rats - as tenants
'Rats' is a bit strong - 'scumbags' maybe, or 'undesirables'.

This is becoming a theme - Do you need a special Tenancy Agreement to let to rodents?

Accelerated Possession Order – will I become homeless or is it invalid?
Ah, no. You'll only be an invalid if you don't move out and landlord sends someone to break your legs.

I literally hear everything. She prays at 4am every morning for over an hour, it wakes me up.
Are you sure the real problem isn't the "type" of person who prays at 4ish every morning?

Wait until summer, when there's two prayers in the early morning.

Am I the only person who finds it really funny that the :How to Use these Forums" section is consistently where people post questions that belong in other sections of the forum.

                Not realy.

As a forum mod (not here) I'm used to people posting in the wrong sections.
They just hit the 'New topic' or 'Post a new thread' button wherever they happen to have been reading last.
(Maybe they think it will then ask them where to put it?)

With newbies at least is shows that they have been reading the 'How to use' section, even if they have not read it properly.

TBH the advice on here about posting in the apropriate forum is burried in the sticky thread entitled:
"Thread titles - protocol" so not that obvious that it's also about where to post.

Edit- Just noticed this from 2010:

New threads by many inexperienced LandlordZONE members are often mistakenly posted in How to Use these Forums.

To avoid the need for corrective posts asking that they be re-submitted to the correct Forum, a new procedure is now in operation. All posts here, no matter from whom, will be Moderated. They will not appear on screen unless and until approved by LZ. This procedure has been modelled on other larger websites (for example, those of the BBC) and will, it is hoped, ensure that new threads are correctly placed.

This procedure applies only to How to Use these Forums.

I bet you guys know what I mean by pilot error.

It's when your tenant calls you out saying something is faulty when they don't know how to use it. Today the lady who couldn't open her Washer Dryer a couple of months ago called to tell me that the heater in her spare room wasn't working....

Just been over to my friend's, as he asked for more water softener salt. I went in the bathroom to wash my hands and noticed the tap was loose. 'Why didn't you tell me your tap was broken?' I said.

'Oh, I didn't want to bother you'.

What's wrong is that there is absolutely zero evidence that the killer did anything at all because of Brexit.

Jo Cox was killed while campaining during the referendum, but there's nothing to suggest that the murder was anything other than an act of terror.

There really is an extreme level of determination (or cognitive dissonance) involved in refusing to accept that the murder of Jo Cox was influenced by Brexit.
It is the opposite of 'common sense' to refuse to see this.

I really don't see why anyone would just accept this, since it...
