        I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

          And secondly the courts in Northern Ireland are corrupt as !!!! so put it this way - A tenant will win here straight down.

                I ask as one of our tenants asked us to unblock the drains in the first six months, which we did and found cooked onions blocking it.
                They have now been in for two years
                You'd think they'd have rotted away by now.
