          Spoken to my friend again today.

          He says the wording of her txt messages could only have come from the CAB or someone like that as her usuall spelling is terbile.....
          I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...
