          This seems to happen every time we get a roofing or contractor in. They either don't do the work properly, cover the roof letting rain in, and now this - not completing works.

            the person you are seeking to persuade in a dispute is either a dispute resolution "agent" or a small claims court judge.
            While both are slightly unpredictable, they are meant to be working on the balance of probabilities, not beyond reasonable doubt.
            Any landlords ever get a deposit award on the 'balance of probabilities'?

                      I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

                        you can get rent insurance against them which should pay out for 6 months and court costs etc

                          Actually yes, when a major high-street retailer's insurance arm scre*w*d up a break-in to my car & after writing to each & every one of their directors (thank you companies house..) they coughed up a gesture of £450....

                              I had a flood during a 'Gota Fria' (big storm) in Spain, the assessor came and I showed him everything that was not working, i.e lawn mower, table saw etc plus the gates had got bent by the water pressure coming down the mountain. I was offered E4000 plus.

                              I put everything out ready to dump but decided to check them again after a couple of weeks of very hot weather, most of them worked again, I repaired the gate at a cost of <E20 for welding sticks.

                              Good result.

                                I had an ex-traffic police 3L Vauxhall Omega, some 230k mileage, bought at 108k. Still went like stink. Pretty much written off in a rear-end shunt (I genuinely got whiplash, still stiff neck & tinnitus.. seperate matter..). I knew it was worth b*gg*r all. Waited to be contacted by insurers with their offer, I'd mentally pencilled in £600 & I'll be happy. They 'phoned, I was in an open plan office...

                                "Mr Artful blah blah blah what were you expecting??"

                                "Don;t know really, difficult to value, it has sentimental value..."

                                "Mr Artful what would you say to £2k??" : I just managed not to laugh and went for the long silent pause...

                                "Well, could you move on that a bit??"

                                "£2,200??"

                                "Done.."

                                Cheque arrived shortly afterwards.

                                It was still driveable although the boot was gaffer-taped shut & the rear doors weren't right.. I bought it back for £150, drove it for a couple more months, flogged it to a mate who then sold it on to someone on the Island of Barra.. pretty much only one, single-track, round-the-island road. He said he was going to fit twin superchargers...

                                Barra worth a trip for the Airport on the beach, shut at high tide...
