          the tenant was in hospital and has now died...............the landlord is unable to telephone the hospital to enquire about the health of the tenant

              They are not asking for a compensation for stress, disruption in their work lives (to go to the A&E / I was the one who spent the day waiting for the oven delivery), for having no gas for 2 days (as the gas emergency cut off the gas).

                                There was some damage/cleaning required on the property. how easy is it to claim against this, as I hear it is often difficult for the landlord to prove.
                                Difficult isn't the word.

                                  It's when your tenant calls you out saying something is faulty when they don't know how to use it. Today the lady who couldn't open her Washer Dryer a couple of months ago called to tell me that the heater in her spare room wasn't working....
