            What if a tenant had broken a glass window? Would you use a betterment deduction on the replacement because a window is likely to be replaced at sometime in the future.
            It wouldn't surprise me if adjudicators did. What a pointless exercise, eh?

                I do take your point about my repairs being pricey Andy. However, I think it was reasonable for me to have them in preference to having things replaced. (More environmentally friendly also.)

                      Well, if the daughter is more than 18 years and three months old, at least the conception might have been legal...
                      When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.

                          From a thread where a tenant has given valid notice.. but now won't be leaving...
                          The Tenant won't be going back on their word because the property is far to small and the neighbours are homophobic.
                          I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

                            The shower is, aside from a small basin and the kitchen sink, no way of washing.
