Section 8 notices can be defenced, for example if the tenant claims the property is not in a good state of repair.
Can your tenant defend a section 8 if you have taken down the fences?

Only if he's got a hedge fund.

Damage to the worktops is not fair wear and tear (and they're not a great idea in a rental property - although that's not an excuse).
Yup. Best to install a kitchen like this:

As a child, my late father took me to visit a family friend in Bournemouth. We entered a lift on the ground floor, ascended to the 2nd floor, and entered the friend's flat. I was amazed to see he had a garden level with his flat, and it was not a roof garden.

I think the flats must have been built into the side of a hill. Anyone know where they are?

The room has a pale cream carpet, which I, admittedly, did not hoover as often as such a pale carpet requires (I averaged between monthly and fortnightly). As a result, the higher-traffic areas of the carpet are slightly darker than others.
                      Slightly?

Should we expect the LL to supply a pole
No. If you want servants you must supply & pay for them yourself.

Clowns. Probably (child benefit, state pension, disability..) illegal condition under Equality Act 2010.
Clowns too? I'd no idea Coulrophobia was illegal.

There is a fine line between irony and stupidity. If I say something absurd please assume that I am being facetious.
