if I had been asked before or provided with a reference from a previous landlord about the dog I would have been perfectly happy (might have asked for more deposit though!).
No need to ask. You'll get more deposit.

any LL with a mortgage is almost certainly going to be affected
Yes, I know that was perfectly correct grammar & spelling. Just I had visions of prancing dandies going into banks asking for BTL mortgages.

Should you find yourself dealing with the ADR process for one of the deposit protection companies or in court, you will quickly find that things aren't worth anything like as much as they cost to replace or repair.
True, but isn't this an oxymoron?

I am waiting for a reference to the legislation from the solicitors which I can refer the Housing Officer to
                    Good luck with that.

                      This was on MSE:

Just posting to say - you're not the only one. I've been here over a year and not used my electric oven/gas hob. Never had a gas hob before - petrified.... added to the fact I am scared of all electric ovens, all flames, gas, water, electricity ... and, like you, I rarely cook meat as I can't bear the look of it and so can't touch it

If I had somebody else around I'd have the courage to use these things, but they scare me.

There's a cooker hood too - never had/used one of those before. The noise scares me. I turned on the light as a pre-cursor to getting it into use and it "smelt a bit funny" (everything smells of burning/fire to me) so that won't get used either

I also don't use the washing machine (scares me). Er, or the shower.
Could anyone be that afraid of modern life, or is this a wind-up?

                        02/08/2015:

I texted the mother just now to arrange the boiler service. She has replied saying her husband has forced her out and she is staying with relatives. Not sure how that affects her housing application though. I just hope I don't have to deal with the HO anymore.
This actually meant Housing Officer. I checked.

As for people thinking that a single mum with 4 kids is a problem. People need second chances in life.
That'd be a second, third & fourth chance, wouldn't it?

I have just taken back posession of a house used to breed pitbulls, this all despite a no pets policy. The damage is unreal. I do not thnk it is cruel. Rather I ask, as I do on other restrictions: Are you in BTL to provide homes or just places to live?

Everyone can quote a worst case scenario, but the fact is that millions up and down the land keep pets with no greater problems than hairs and the odd chewed slipper....

Supermarkets simply cannot store fresh produce so this is far from sorted. Medicines are not "planned for" as the government asked companies to stockpile 6 weeks supplies and told the NHS not to stockpile. There are often medicine shortages anyway as companies decide where they can get the...

How about allergies though ... I would not buy a house that had a cat living in it, would not be able to go in my own property to inspect etc without becoming rapidly ill and feeling dreadful for days. Even with antihistamines
