When I post, I am expressing an opinion - feel free to disagree, I have been wrong before.
Please don't act on my suggestions without checking with a grown-up (ideally some kind of expert).

the water doesn't come out if the shower head is up hanged, it only comes out if it is under the belly.

I have been asked now to remove and dispose of the carpets at the end of the tenancy.

As a struggling LL, I am on Tax Credits, not a lot but every bit counts. Eventually I'll be on UC and as a self employed person will be subject to the Minimum Income Floor (MIF). If a tenant pays early (and some do) or late (and many do) it will affect my MIF and therefore my UC entitlement.

If you are found to not be gainfully SE then you can still carry on your SE and claim UC without coming under the MIF, so that's another way people are getting around it.

I've never used a spray paint. I thought that spray paint for rads must be toptastic. I protected the area around the area in a small bathroom. should be good. Did about 6 small spray layers to prevent runs. Rad look fab. Proud of myself . Removes area protection...... Oh fab rad.... yikes.... the...

use it all the time - remove the radiator, sheet out the garage and spray there. I never do it with the radiators in the room as the paint goes everywhere (you dont see it on the windows until the sun shines through).

DONT spray radiators outside unless you really like fly-pattern finishes...

I have had great results with the sprays. Used massive (15 foot by 15 foot) plastic sheeting to protect though.

You guys may remember I am presently re-tiling the bathroom of my first Reading rental flat which fell vacant in Feb. Since I got the place cleaned up, I have had to replace a shower head, a window handle, the hob, the dishwasher, the worktop, the bathroom boxing, and for good measure the bathroom plasterboard....

I just tried to beat my water to death but it didn't make any difference - it's still flopping around the place....
