          Recently rented out a house to a couple with twins, aged 4 months...

          out of the blue the man claiming he has additionally rights as he is "disabled." and gets the disability benefit, not sure what for or if he does - he hinted it would be "very difficult to get him out through courts as judge will look favourably as he cant climb the stairs of fear of hip dislocation.
          Obviously not completely disabled.

            Under house arrest by society

            One of today's posts that made me chuckle:

            I ask letting agents if they have any flats for me, they say they want a guarantor, employer’s reference and direct debit which i don’t have and they won’t take House Benefit. I am being held under house arrest by society.

                1. Electrics. The electrics date back to the early part of the 20th Century and was thinking of re-doing everything, top to bottom. There is a school of thought which means I could leave them alone as nothing has burned down yet but what would you do?
                Not expect the insurers to pay out if it does.

                  I use the Solicitor documents so I will not lose.

                  I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

                              Oooh I love leeks. Didn't used to, but now I slice them into rings and fry them in more butter than is healthy for 3 - 5 mins, with a big scrunch of black pepper about a minute before they're done. Lovely.

                                  It's when your tenant calls you out saying something is faulty when they don't know how to use it. Today the lady who couldn't open her Washer Dryer a couple of months ago called to tell me that the heater in her spare room wasn't working....
