    Landlord laid new carpets a year ago. Tenant doesn't think they should be cleaned, as they've only been down a year.

              My tenant called me to say it was not the boiler was not working. He tried a few things to make it work

              I called the plumber and he went round to fix it

              it turned out tenant had turned off boiler

              he has charged me £60 for a call out

              who should pay for this
              But he already told you it was not the boiler.

                        I find tenants with pets often make the best tenants - they are lower maintenance tenants and so seem to not moan about silly little things, like a missing front door.

                                We have one thus in our shower room, put in 5(?) years ago. Gathered at the time it was kinda standard for new build ('twas an extension) , but trickier retro-fitting....
