          Always thought it is an implied term that "I the Landlord am a despot & don't you forget it!!"
          I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

                            Get a door handle fitted to the inside of the door so that you can open it. People tend to stop ringing the bell once someone opens it.

                                I wouldn't like to be doing do in court in front of a sharky lawyer and a tenant-friendly judge.

                                  It's when your tenant calls you out saying something is faulty when they don't know how to use it. Today the lady who couldn't open her Washer Dryer a couple of months ago called to tell me that the heater in her spare room wasn't working....
