    It's one of those days:

Maybe try having 1m of waist pipe removed?

Well as an upside it may attract tenants who are gardeners, and gives you a change to ask them if they are keen gardeners.

The type of deadlegs who may trash your property tend not to be gardeners.

(No guarantee that they won't spend their money on plants instead of the rent though ).

You'd want a shed for bicycles etc. not a greenhouse.
All my tenants have 'said' they are keen gardeners. I don't know whose garden they were tending though, because it wasn't mine.

The issue is does the landlord owe the tenant a duty if care in relation to the thing that caused the loss,...
..so if landlord doesn't care no duty owed?? (I like that idea...)

You missed the partial wall - that's why the smell is coming through so strongly!!

As per my tenancy agreement, I recently asked permission via email to my leasing agency to request the landlords permission to keep a small dog within the property.
                Was 'Doggate' taken?

The tribunal found that the landlord had misled the tribunal in the eviction proceedings and that the applicant, Jesus, was entitled to a wrongful termination by eviction order. It awarded a penalty of £1,350, equivalent to three times the monthly rent under the original tenancy.

Obviously there was a kitchen nanny bathroom before, but the new ones are improvements.
This sounds like a very upmarket rental. Imagine having space for a nanny, never mind one dedicated to the time the children are in the kitchen.

I wouldn't bank on it. Look at what has happened to women, the goalposts moved without enough time to add sufficiently to their pension pot to make up the shortfall....

Used this for a while for a relative - and you can also get a 3 month one if you can't afford the year

A bit off topic, but for anyone taking regular medication and is under 60, it's possible to buy a prescription pre-payment certificate, which costs £108.10 for 12 months of all the medication you normally pay £9.35 a pop for.
If you take more than one type of medication it's a real saving -...

Interesting you seem to suggest NHS usage is a "benefit". (I'd not argue with you..)

Being aged 73, I object to be described as the "weakest in society": The e.g. poor, the sick, the homeless, the abused, the downtrodden I'd consider some or most, sadly for them, usually...

Class 1 NIC's are compulsory. I'll certainly be drawing the state pension when I can but I could and have made far better investments elsewhere....

Only if they didn't invest it (and monitor it to make sure it's keeping on track).

If I'd invested all the money I've had to pay into state pensions, I'd be buying a Bentley at retirement age, not claiming a free bus pass....
