    Don't be arrogant

    Doesn't anybody try to read anything before posting? If you go to the home page you will be able to find the section which will tell you all the proposed changes in the new Housing Act and how it will affect the definition of an HMO.

    The "zone" is packed with information so please look for it before you ask!!!!!

    I have been reading your replies to various posts over the last few weeks and whilst you are clearly very knowledgable about rental matters is it really necessary to be quite so arrogant and condescending ?

      Sorry Tootsie Roll but..
      If you have been reading the posts on the forum for a few weeks can you not see that the answers to many of the questions have been fully addressed in the past and are often fully (and very well) explained in other parts of the site.
      I can fully sympathise with Paul F - who repeatedly answers the same questions and gets understandably upset when it is asked again - particularly by a 'landlord' who may have started renting property with absolutely No Idea what they are doing.

        I have been reading this board for years and have read and learned a huge amount from the prolific posts of Paul F. Like Patois, I fully sympathise. Everybody new should make full use of the old forum search engine ... but then I know it is easier for a new member to post the question instead of doing hours of searching. I have just typed my reply for the third or fourth time to one of these old questions which Paul has certainly also answered in the past.

          I strongly believe it's not what you say but the way in which you say it. If he feels unable to respond without being polite then he shouldn't bother at all.
