    Interim inspection reports / cleaning

    Following your interim inspections, do you report back to the tenant re: any cleaning you notice to be sliding* or just keep it documented til they vacate?

    *building up/ not being kept upto/ in need of doing/ likely to be causing excessive wear and tear

    Please note: I am curious to know what other private landlords do, NOT asking what to do.

    Only things which are likely to cause long term damage if not addressed - like failure to mow the lawn, water where it should not be, damp.

    Cleaning the place is up to them (unless that will be difficult/impossible to correct - e.g causing infestations).

      The legal right to inspection is to check the place is OK, safe, everything works, (see Act for exact wording) for the tenant.

      I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...

        Agree with that .... but I think it unfortunate that legislators have painted us into this corner where everything is about "legal rights". It does no-one any good. The simple fact is that inspections (including finding stuff tenant is doing wrong) can serve interests of all parties -- for example some tenants just don't realise that doing some stuff (like showering with the curtain outside the tub) is going to cause damage for which they will be liable.

          Agencies I worked for years ago used to tell tenants they needed to vac round, clean cooker, get window cleaner round etc in order to keep on top of things condition wise and prevent it all falling downhill.

          I'm always really careful what I say but have pointed out grease and dirt notably building up and worried how they've took it. If they don't like it they may prefer a landlord who doesn't care, see how that works out when something needs doing.
