    Cheap agents, eh?

    This is shocking...

    I let a flat in Reading in 2012 with my existing managing agent. I just realised they have not charged me for a gas certificate in all that time. (I bought it with one, as the previous owner let it out.)

    They are doing one today. I hope this does not come back to bite me.

    Never understood why someone with your knowledge bothers using a letting agent.

    I doubt there was any real danger though. I've had hundreds of them done and never had one found genuinely dangerous.

    Not to mention there must be thousands of owner occupied properties in Reading without one.

      This is one of three flats that I did employ an agent for, as they have a gas boiler, and I did not want the hassle of arranging access for my own gas man.

      The rest are all electric.

        you mean the knowledge that is oft repeated on these forums that using an agent is no guarantee anything will be done?

        I have calendar reminders for all our properties for insurance/GSC/ etc so I know when something needs to be done. If agent doesn't act, I'd know about it in far less time than 6 years, that's for sure.


          Might be worth offering a new AST - perhaps say slightly reduced rent - to avoid any later challenge to s21....

          Agents eh? I've yet to meet one who really knows their legal stuff. But, with increasing old age now 75% agent....
          I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...
