  • Does this require HMO license?

    Hi, I'm planning to rent out my 3 bed flat. I have a couple interested to move in with their friend. Now I am not 100% sure this is fine without HMO.

    Shelter Scotland provided me with this: "an HMO is a house which is the only or main residence of three or more unrelated persons....

    Hmm. But what if they fall out and bf is sent to the spare room?

    If this was England, I would just put down the couple as tenants, and say (verbally) they could take a lodger. However, Scottish law is a little odd, and I have no idea if this would work.

    I am pursuing my Landlord for a material breach of the tenancy. He denied us an 1/8th of the floorspace for over 3 years despite requests to remove his property.
    It was my intention to raise a small claims action however have been reading that a simple proceedure might be an option. Can anyone...

    He put a car in the garage. It wasn't there when we viewed. He said he would collect in 5 months and then didn't. We repeatedly asked him ( in writing to remove) and he only did this 41 Months after we moved in.
    it was an unfurnished house with nothing else left. The car wasn't in the inventory...

    Is it in the inventory (actual or implied)

    Why did you renew your tenancy agreement. That alone will make you lose in court most likely -- a bit like buying a meal, saying it is horrible, buying the same again and again and again and again. And then suing them because...
