    Clarification on ending a Private Tenancy Agreement

    1. is it true that after a NTL is issued by hand to the person or through the letterbox, it will take effect from then? whereas sending by post requires an additional 2 days.
    1b. does NTL legally have to be accompanied with other papers / served by itself?

    2. Landlord / agency and the tenant can come to an agreement of when tenancy actually ends, so doesnt have to be the 28 days (if under 6 months tenancy so far) or 88days (if tenancy over 6month). would this mutually agreed date be legally binding like the 28 day / 88 days to leave?
