    Landlord Checks

    What would you say would be a satisfactory tenant check? I was thinking photo ID, previous landlord reference and payslips. Has anyone got any advice or recommendations?
    My biggest concern is that I might not do enough to satisfy my insurer if there was any issues. Thanks

    I used open rents referencing service. In addition to that: a credit check.

      Originals of all recent bank statements showing size of savings and financial flow, original utility bills on paper to show they actually lived at the address given as their last one. A written statement about previous convictions, previous attempts to sue landlords, previous evictions and why, written statement about their lack of smoking and pets.

      Your "biggest concern" is really a concern that should be trivial in comparison with others.

        I always see what's out there on social media, Google. Amazing what some people post....
        I am legally unqualified: If you need to rely on advice check it with a suitable authority - eg a solicitor specialising in landlord/tenant law...
