    Fire alarm chapter and verse

    Can someone point me at an authoritative statement of requirements for fire alarms and CO alarms in a single unit let?

    It is a semi-detached house undergoing full refurb (incl rewiring and GCH) so I want to get it right.

    Thanks

    You could call building control for the latest standards on family housing and they will tell you what you need to do in your case.

    Your needs will be different if you ever want to rent to sharers or individually rent rooms (HMO)

    The lacors guidence may be helpful

    I think CO alarms are only mandatory for some licensable HMO's, depending on the council's requirements. So you could contact housing standards.

      CO detectors are not yet law, but they may become so.In general, if you are rewiring, you may as well put the facility in for CO alarms too, it saves doing it later should it be a requirement. In this area I generally fit heat alarm in kitchen, along with CO if a gas cooker, Smoke alarms in circulation areas, (ie, hall and stairways), and CO alarms in rooms with gas appliances like fires or boilers. They need to be interlinked so that one alarm condition in the house activates all detectors. As stated previously, ask your local council what they say.

            Something has happened, and some links are dead.

              I'm not aware that LACoRS has been removed or revoked as a fire safety guidance document.

                Yes; I have noticed that LACORS as an organisation has mutated.

                Also that the link I post to the guidance sometimes works and sometimes does not.

                LLzone have their own link to it;

                http://www.landlordzone.co.uk/pdf/FireSafety.pdf

                The last LACORS review on that document was in 2009. It feels like we are due for an update or review.

                  I meant that the organisation had been in some way de-quangoed or differently-quangoed when Mr Pickles - who always reminds me of a Gonk - did his quangoshuffle.
