    Boiler passed gas safety check but defects were noted. When to fix?

    Recently had a gas safety check for the boiler. It passed but it was noted that the expansion vessell recharge was required and prv was weak. They advised to recharge the vessell and replace prv. When/ should I get this done? Boiler is 13yrs old.

    Would you rather do some preventative maintenance, or risk have an angry tenant complain of no heating this winter?

    Imo just get it done


      I always ask for a service to be carried out at the same time as the checks.

      Whilst it's not an emergency it does need to be done so why wait?

      I appreciate that you are probably thinking it's 13yrs old and might need replacing soon - but if you keep it serviced it will obviously operate better for longer.

      If it's been having other issues, then perhaps bite the bullet and replace whilst you can do it in a controlled (when you / tenant want) and cost effective (time to get multiple quotes rather than just ASAP) way.

        Like Hooper said, you have time to get multiple quotes and arrange it done at a time that suits all parties, but other than that I'll do it now rather than later.

          Thank you for all the replies. One engineer said it would cost £150 depending on time and if expansion vessell holds charge, but it could cost more. The other engineer, who originally fitted the boiler said £300+ but not worth throwing money at an old boiler and to get a new one.


            It's a bit of a gamble, isn't it. Don't tie yourself in knots about it. Which way I'd decide would generally depend on which way the wind was blowing that day. Just don't ignore it.

              I would be inclined to fit a new Boiler, Worcester Bosch are a Which Best Buy and they give a 7 year guarantee. Certainly when you have tenants what you dont need is problems with the boiler and even though your gas engineer said £150 to fix It could go higher. Put the £150 towards a new boiler. (in my option)
              Plus we had a boiler which was 15 years old an when it went wrong Glowworm said they did not do parts anymore.


                Simple question- no need to answer.

                If the boiler was in the place where you are living then what would you do about it?
                Do the same.


                  I'm in exactly the same position as the OP. My priority is my tenant. I don't want her freezing with no hot water for any period of time this winter. I contacted my engineer in the summer to get some quotes for a replacement boiler and got back in touch yesterday to get it sorted before the cold weather comes.

                  Just get it done.

                    One of my tenanted property has an electric ceiling heating. No Gas boilers.
                    Just wondered, in case it goes wrong, is there any insurance which can provide cover for this?

                    What kind of trades person needs to be contacted to fix if this goes wrong?

                    I rented a top floor flat with ceiling heaters. Only short term for 6 months so not too bad.

                    Tempted to call RSPB out as the seagulls were burning their feet on the roof.

                    Woman in flat below us never turned hers on so we froze.

                    Property is now EPC E and only...

                    BEWARE of LOT 20 products FULL stop.

                    Seek advice and guidance from others before going down this route and I would say any heaters with LOT 20 need to have app control too

                    These products ARE the work of the devils - so many people can't understand them so waste LOTS of energy....

                    Hi, looks like my fear of the ceiling electric heating going bad has come true now.

                    If I go for a lot 20 heater/ High heat retention storage heaters - assuming there's a difference between these 2 products, is there a possibility of Gov grant that can cover some of the costs?

                    Ferroli was used by our local council for about 5-6 months years ago.

                    They binned them and started using Vokera- they install so many they are 'agents' - who do not sell.

                    Vokera actually give them parts on a use or return basis (if still sealed etc), they also let the council...
