    new rules for mandatory EICR

    Hi all

    As most of you will know, new requirement coming for new tenancies from 1st July this year to have an EICR with a pass, and 1st April next year for existing tenancies. I can't ascertain if this is likely to happen, or is definitely confirmed. Also, a few queries come to mind:

    1. for existing tenants where you renew the AST, which date applies?

    2. how about if the AST lapses and you find yourself on a periodic? I would imagine if it's a contractual periodic then it will fall under the same conditions as 1. But if statutory periodic, then would it not be considered a new agreement, and what then?
