    Electrical certificate

    I've just been invoiced by my letting agent for an electrical certificate .I did provide a 10 year one about 4 or 5 years ago but now they have sent me an invoice and provided a 3 year certificate.they did this with out asking.is this correct ? .Has there been a change in law that 10 year ones are invalid ?

    The law doesn't require an electrical certificate to rent a 'standard' property out (not sure about HMOs though)

      Although recommended, an electrical certificate isn’t needed.

        Is the property an HMO? If so an electrical inspection is required every 5 years I believe.

          If an electrician had upgraded a circuit eg trip circuit, to curr rent spec, then a Cert for that work would be required even if not an HMO, but not a full electrical Safety Cert. IMO.
